Note: This agency receives a high volume of public citizens to visit this office, therefore ground floor space is preferred.

1st floor space is preferred.

If first floor office space in commercial or GSA

owned facilities are not available or occupancy, lower-level office space, no higher than the third floor, will be considered.

On contiguous block of space located on one floor is preferred.

If space offered above the first floor, a minimum of two elevators are required. One maybe a freight elevator, and

One elevator must be able to accommodate a piece of equipment that weighs 800 lbs.

If space offered on the first floor, a shatter resistant film may be required for exterior windows   (specifications for this level three ballistic glass will be provided to the Lessor and this will be funded by the Gov’t).

Agency employees regularly work beyond normal business including weeknights and weekends, therefore access to the Agency’s space and the building systems that service it, must be accessible 24 hours/7 days a week.

Space must be a walkable 1/4 mile to a public transit stop.

Visitor parking, if not onsite, may not be further than ¼ walkable mile from the building.

Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks.

Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles, as determined by the LCO.  Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 1 miles as determined by the LCO.  Amenities must be existing or Offeror must demonstrate to the Government’s reasonable satisfaction that such amenities will exist by the Government’s required occupancy date.

Security:

The Bureau of Diplomatic Security (DS) will provide security design and bid set requirements for infrastructure requirements to be provided by the general contractor (GC).

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
