North: From the intersection of SR 589 and SR 568, proceed east on SR 568 until its intersection with SR 597. Proceed south on SR 597 until its intersection with Van Dyke Road. Proceed east on Van Dyke Road until its intersection with Simmons Road. Proceed south on Simmons Road until its intersection with Crenshaw Lake Road. Proceed east on Crenshaw Lake Road until its intersection with U.S. 41.

East and South: Proceed south on U.S. 41 until its intersection with I-275. Proceed south and continue west on I-275 until its intersection with SR 589.

West: Proceed north of SR 589 until its intersection with SR 568.

Additional Requirements:

  • Offered space must be contiguous on a single floor.
  • Offered building must be capable of meeting Facility Security Level (FSL) 2 requirements, as determined by the Government in its sole discretion.
  • Offered building’s entrance must be within 2,640 walkable linear feet from a bus stop.
  • Offered space shall not be collocated in buildings or areas that handle, store, or ship hazardous materials.

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as the “100-year” floodplain).

The U.S. Government currently occupies office and related space in a building under a lease in Tampa, FL that will be expiring. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole-source justification to remain at its current location. The Government is considering alternative space if economically advantageous.  In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.

In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements.

Expressions of interest should include the following:

  1. Building name and address;
  2. Contact information and e-mail address of offeror’s representative;
  3. ABOA SF and rentable square feet available (identifying the specific floors and square footage on each, with Common Area Factor) and its condition (shell or built-out, and if so for whom);  
  4. Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell, a tenant improvement allowance of $63.97/ABOA SF, and a BSAC allowance of $12.00/ABOA SF;
  5. Operating costs per ABOA SF and RSF included in the full-service rates;
  6. A description of additional tenant concessions offered, if any;
  7. Date building will be ready for commencement of tenant improvements; and
  8. Evidence that the offered space will meet the other specific requirements identified herein; and
  9. Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
